Zillow Comparable Sales Example:
The question I always get is, "Is Zillow accurate?"
Zillow is great if you know how to use it. It's great at providing a very rough value of your home. For some people it might be within 10% accurate but for others it could be off quite a bit. Real estate is always very locally driven. So whether the zestimate is accurate really just depends on what you currently know. If you see 5 houses that you have been in and know for a fact those homes compare to your home in location and quality then the zestimate is probably fairly accurate. If the zestimate is comparing yours with a corner lot, or a granite kitchen with a non granite kitchen, or 2000 sq. feet with 6 bedrooms verses 2000 sq. feet with 3 bedrooms and better living areas, or good school district versus bad school district, then your zestimate will not be that accurate. The hard part for Zillow is that a lot of the data is incorrect. For two the computer cannot add in the human factor. They have no way of telling what was updated or what smells bad versus smells good or even the basics like what looks better from the outside, or intangibles like sheds and outbuildings. There are just too many variables.
We recommend Zillow for the simplicity of getting a quick answer even if inaccurate for some people. To get your zestimate do these three simple steps.
Step 1: Go to this website

Step 2: Enter your address

Step 3: Here is your Estimate. They call it a Zestimate. See below
