Current Portland Market Conditions and Inventory Reports:

Here is what the current market conditions look like right now in the Portland Area. These current conditions are based upon factual data from the RMLS which is the organization that gathers and stores the data from every real estate agent that subscribes to their listing service. Over 99% of all home sales are marketed and listed by Realtor's who are affiliated with a local MLS (multiple listing service). For the Portland Area the local MLS is RMLS. This is a recap summary of last month's Portland, Oregon metropolitan area home sales data and information.

 

Market Conditions Ending March 31, 2017

The Portland Metropolitan market conditions ending March 2017 shows the supply of real estate stayed the same, the demand for housing decreased and the overall value of real estate is appreciating when comparing this year to last year (Mar 2017 vs Mar 2016).

Specifically, the current inventory in the Portland Metro area is at 1.3 months, which is exactly the same when comparing last March 2016. From last month (February 2017) inventory is down .6 months. Further two years ago (ending Mar 2015) inventory was higher at 1.9 months. (Inventory is calculated by dividing the total active residential listing at the end of the month by the number of closed sales for that month).

The total current market time resides at 58 days. Last year at this time the total days on market finished at 51 days. This reflects a 13.5% increase. (Total market time is calculated by the number of days from when a property is listed to when an offer is accepted on the same property. )

The 12 month rolling average sales price currently reflects an average sales price of $404,300 which is a 12.0% increase (from $361,100) when comparing the rolling average sales price from last year.
