Real Estate By Fee:

We asked and we listened. We realized that not everyone wants to hire a full service brokerage so we have no problem offering our services a la carte. Hire up an agent to do work by the fee. Everything does not need to be commission based. We are glad to do a service for you by fee. See below what you can order up on our menu.

Limited Representation Fee For Service:

We will do the following for a $600 upfront flat fee listing fee:

  • 2.5% of the sale must be paid to the buyer's agent who brings in a buyer. This is only paid at the time of closing.
  • You will have a limited representation contract with me and will have to do all the work after I input your home into the multiple listing service.
  • We will input your home in the multiple listing service within 48 hours after receiving your filled out paperwork
  • You can make up to 15 changes to your listing (such as changing price, pictures, comments etc..)
  • You will get your home advertised to 1000's of website
  • You will be able to e-mail up to 16 photos to input into the listing

Limited Representation Add Ons:

For an extra $150 we will create a virtual tour for you. You supply the pictures, we'll create it and e-mail you the link and include the link on your listing. Sales studies show then when you create a professional virtual tour your home has greater exposure and your sales efforts increase.

For an extra $300 we will put a sign in your yard with flyer box and supply you a RMLS lockbox for you to use and provide you bi-weekly showing data from Realtor's who've accessed your lockbox and shown your home.

For an extra $150 we will create a professional marketing flyer that you approve for your home and then we will print you your first 50 color copies for the flyer box.

For an extra $800 we will come out to your home take a look and create a very detailed comparable market analysis with all the necessary statistics and pricing information about what has sold around you and what the current values are and where we would suggest you price your home at and why. We will e-mail this report to you electronically so you can duplicate the information and give to buyers or other agents. Pricing is very important when it comes to selling your home. This $800 could be either insurance or very well spent. If you price it too low you could leave thousands of dollars on the table and if you price it too high it could be sitting on the market so long which in this market where values are declining you could also lose thousands of dollars. You want to be priced under your competitors and offer more to help facilitate a quicker sale.

For $100 we'll do 1 phone consultations with you up to 30 minutes long.

For $3000 we'll do as many phone consultations as you need when you need them. The $3000 is good for one year and is not transferrable to another sale or another person.

Buyer's paperwork only:

I want to find my own place to buy and I want to do the negotiating but I want to hire you to represent me to transact the paperwork based upon what I negotiated so I know it's done right and legally. Can you help me?

Yes. Please tell us all the terms you are seeking and we'd be glad to write it up on your behalf and e-mail it to you for approval. Cost is $1500 and needs to be paid upfront and includes overseeing the transaction the entire 30-45 days through closing.
